What Does "Exclusive-Use Wedding Venue" Really Mean?

What does an exclusive-use wedding venue really mean? What should be yours, the questions to ask, and how it works at Maniero in Le Marche, Italy.

An exclusive-use wedding venue is one where your wedding is the only thing happening: the whole property, its grounds and usually its bedrooms are booked by you and nobody else, for the full time you've reserved. At Maniero that means the entire 4-hectare estate in Le Marche is yours from Friday to Sunday, with 18 of your people sleeping in the villa and no other guests, events or time slots. The catch? Not every venue uses the phrase the same way, so it pays to ask.

Here's what the words should mean, what they sometimes mean instead, and the questions that tell the difference.

What should "exclusive use" include?

In its simplest form, exclusive use (sometimes called private hire) means one booking at a time. No other wedding in the next room, no hotel guests at the bar, no strangers by the pool in the background of your photos. In practice, a proper exclusive-use booking should give you:

  • All the spaces, indoors and out, not just the ceremony spot and the dining room
  • The bedrooms, so your closest people wake up where the party happened
  • Time, meaning the whole day or weekend, not a four-hour slot before the next couple arrives
  • Freedom, to set the rhythm of the day without working around someone else's schedule

That last one is the part couples feel most and talk about least. When nobody else is waiting for the room, the dinner can run long and the speeches can go off-script.

Why do some "exclusive" venues feel anything but?

Because the phrase isn't protected. One venue's exclusive use is the whole estate for three days. Another's is the event rooms for one evening, while the hotel side stays open to the public. Some still run a second event on the same weekend, or ask you to clear out by a fixed hour so the next set-up can begin.

We learned this the hard way. When we were planning our own wedding, venue after venue felt like a conveyor belt: time slots, fine print and the next couple already waiting at the gate. That's a big part of why Maniero exists.

Which questions should you ask a venue?

Before you fall for the photos, ask these. A venue that is truly exclusive will answer them in one breath.

Question What you want to hear
Is anyone else on the property while we're there? No: no other events, no other overnight guests
Which spaces are included? All of them, indoors and out
Are the bedrooms ours? Yes, for the whole booking
How long is it ours? The full weekend, not a slot
How many events do you host a year? A number small enough to mean something
What costs extra? A clear list, written down

The last question matters because some venues sell exclusivity and then charge for the things that make it usable. At Maniero, tables, chairs, the sound system around the pool and garden, the lighting and a beamer come with the venue.

What does exclusive use look like at Maniero?

When you book a wedding weekend, the entire estate is yours. No shared spaces, no other guests. Concretely:

  • The whole estate from Friday to Sunday: the villa, the gardens, the olive groves, the 20 m pool, the sauna and jacuzzi, the arcade hall and the private padel court, with no bookings or time slots
  • The villa for your inner circle: 18 adults (plus 2 children, if you like) across 9 bedrooms and 7 bathrooms
  • Room for everyone else: weddings up to 90 guests, with our partner hotels 4 and 10 minutes away for the people who don't sleep on site
  • Only around 10 stays a year, across weddings, retreats and holidays, so there is never another couple queuing behind you

A typical weekend starts with a Friday pizza and spritz party, builds to the ceremony under the old olive tree on Saturday and ends with a lazy Sunday pool brunch. Because the place is yours, the groomsmen can play padel while the bridesmaids get ready, and the after-party doesn't have to move anywhere. Want to see the spaces before you ask anything else? Does exclusive use mean the venue does everything?

Not here, and it's worth being clear about. Exclusive use is about the place, not the services. Maniero offers no services itself: we only rent out the villa. Catering, flowers, music and the shuttle come from independent suppliers, and you can work with our trusted suppliers or bring your own. At Maniero you always work with a wedding planner, who makes sure everyone works as one team.

What does it cost?

The villa rental for a wedding weekend starts from €17.000. To give you an idea of a full budget, the wedding brochure shows estimates for the essentials with suppliers we like: from €31.995 for 30 guests, €36.500 for 50, €46.000 for 70 and €52.000 for 90. Those are estimates, not a fixed price: the final numbers come from the suppliers you choose. For the full breakdown, read how much a wedding in Le Marche really costs.
